What is a HMO?

A HMO is a House in Multiple Occupation, also referred to as shared house. It is when multiple people share the same house, each with their own private room and en-suite bathroom and all tenants share the communal kitchen and living facilities. Typically this is occupied by young working professionals. HMO are affordable accommodation as all bills, internet and cleaning services are included. The tenants just have to arrive with their belongings and the rest is included!

How do you structure your developments?

We typically follow the BRR model - Buy, Refurbish, Refinance. We purchase properties and add value through conversion into HMO’s or Flats by adding value. Once complete and sufficient value has been added and the properties are fully tenanted, we re-finance the properties to the new value - pulling out as much investor funds as possible to re-pay our investors or we roll those funds into our next projects.

How do fund your deals?

We work with both the bank, and with private investors. We use bank finance to fund a large % of our projects and we fund the remaining using Private Investor funds. We work with Private Investors who would like to invest their money with BeeVee to earn a great return. More details in the opportunities section.

Which areas do you invest in?

Primarily we invest in Birmingham and Peterborough in the UK. As well as in Barnsley for the famous 7 in a row project. We have great teams in those locations to run and manage our build projects as well as managing the tenants. We are always open to expand into new areas and are currently evaluating deals in some other locations.
